One Zip Code Is Carrying This Market on Its Back

Right now, this reads like a market where buyers hold more of the leverage than sellers do.

Homes across the territory closed at 97.80% of asking price this period. That means the typical seller took less than the number on the sign, not more. At the current sales pace, the 2,187 homes sitting active across the territory would take about 6.30 months to sell through. There's no trailing history in this data set to compare that level against, so we can't call it a shift or a streak. It's simply where things stand right now, and it stands on the buyer's side of the ledger.

Nowhere is the territory's imbalance more visible, or more interesting, than in 92618, the Irvine/Portola Springs area zip that outworked every other zip in the group this week.

92618 posted 57 new listings, the most of any zip in the territory. The next-highest count anywhere else reached only 19, less than a third as many.

The same zip also closed 51 sales, again the territory's highest number. The next-best zip cleared 40.

Active inventory tells the same story. 483 listings sit active in 92618 right now, against a next-highest of 261 elsewhere in the territory.

The sharpest gap is in price cuts. 37 reductions landed in 92618 over the four weeks ending August 30, more than double the next-highest zip's count of 18. Across all 18 zips combined, cuts totaled 135 this period, so a large share of the territory's price-cutting is concentrated in one place.

Here's the part that keeps this from reading as a zip in trouble: 92618 also closed more sales than any other zip in the territory, 51 of them. Heavy price-cutting and the fastest sales pace in the territory are showing up in the same zip, at the same time. That's not a stalled market working through unsold inventory. It's a busy one where sellers are adjusting price to meet the volume of buyers actually showing up.

If you're selling in 92618 specifically, expect company. With 483 homes active there and 37 of them already repriced, a listing that sits at its original number for long is competing against neighbors who've already moved theirs.

If you're selling anywhere else in the territory, the 97.80% close-to-list figure is the number to plan around: price for what buyers are actually paying, not what the market carried a season ago.

If you're buying, 92618 is where the selection and the negotiating room look widest in the territory right now, given its 483 active listings and 37 already-repriced ones.

Buyers looking elsewhere in the territory are working against a supply level, on a territory-wide basis, of 6.30 months at the current sales pace, which means less urgency per listing than a tighter market produces, though it says nothing about whether any one seller is ready to move on price.

What's worth tracking next isn't the cut count by itself. It's whether 92618 keeps closing sales as fast as it lists them. A pace of 51 sales against 57 new listings and 37 cuts is a zip working through its volume in real time. If the sales number stops keeping up with the new listings and cuts, that's a different story than the one the data tells this week.
