The fastest-moving part of Orange County is still moving fast

CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That is a real cost. It slows some buyers down. But in ZIP 92673, buyers are still moving fast. The Real Estate Data Aggregator counted 61.3% of homes going under contract within two weeks of listing there. That is the highest share of any ZIP code in this market.
That 61.3% share jumped 26.1 points from a year earlier, according to the Real Estate Data Aggregator. A year ago, fewer than 4 in 10 homes there moved that fast. Now it is more than 6 in 10. That shift is worth paying attention to.
What else the numbers say about 92673
The Real Estate Data Aggregator put the median sale price in 92673 at $1,800,000. That is up 9% from the same three months in 2025. The typical home sold in just 26 days. That is 17 days faster than a year ago. With only 2.2 months of supply, there is not much sitting on the shelf.
Sellers there averaged exactly 100% of their list price, the Real Estate Data Aggregator shows. That means pricing still matters. A well-priced home captured the full ask. One that missed the mark likely left money on the table.
How 92673 compares with other ZIP codes
Not every ZIP code in Orange County moves at this pace. The chart below shows the share of homes that went under contract within two weeks, across ZIP codes the Real Estate Data Aggregator tracked.
ZIP 92646 came in second at 44%, according to the Real Estate Data Aggregator. ZIP 92691 was close behind at 43.2%. At the other end, ZIP 92657 had just 16.1% of homes go under contract within two weeks, and that share fell 17.2 points from a year ago. The market is not the same everywhere.
Supply is tightest where speed is highest
ZIP 92691 had the least supply of any ZIP code, at just 2 months, per the Real Estate Data Aggregator. That is down 0.7 months from a year ago. ZIP 92673 was next at 2.2 months, also down 1.4 months year over year. When supply is this low, buyers have fewer choices and less time to think.
The rate picture, and what it means here
CNBC reported the 30-year fixed rate rose 19 basis points in a single day to reach 7.45% on September 24, 2026. Earlier that same week, CNBC reported mortgage demand from homebuyers dropped 19% from a year ago. Higher rates are squeezing some buyers out.
And yet, in the tightest parts of Orange County, demand held. The Real Estate Data Aggregator counted 93 pending sales in 92673, up 31% from a year ago. Buyers who can afford to move are still moving.
A note on pricing and prep
Speed does not mean every home sells itself. In 92673, 32.6% of homes sold above list price, the Real Estate Data Aggregator shows. That also means more than 67% did not. Preparation and pricing still decide which side of that line a home lands on.
In ZIP 92657, the sale-to-list ratio was 93.3%, and the median home sat for 87 days, per the Real Estate Data Aggregator. That is the same county, a very different result.
