South Orange County had more choice in some parts, but demand still held up

Here is the one thing that changes what sellers should do right now. Realtor.com reported that 21.6% of South region listings took a price cut in September 2026. That is nearly 1 in 4 homes. If your price is even a little high, you are competing with a lot of sellers who already moved theirs down.

That regional number matters here because some South Orange County ZIP codes added supply fast. In Aliso Viejo (92656), the Real Estate Data Aggregator counted 154 new listings in the three months ending August 31, 2026. That is up 37.5% from the same months of 2025. Inventory rose 19.8% in the same period. More homes to compare means buyers have more room to push back on price.

Supply rose in some spots, shrank in others

Not every ZIP code added supply. Several areas actually lost inventory over the past year. That split matters a lot for how you price and how long you wait.

Where supply shrank, demand held up well. The Real Estate Data Aggregator counted 54.5% of San Clemente (92673) homes going under contract within two weeks of listing. That is up 22.1 points from a year before. In San Clemente (92672), 45.8% went under contract that fast, up 21.7 points. Buyers in those areas are moving quickly.

Prices: mostly up, a few dipped

Most ZIP codes held or grew their median sale price. A few dipped a little. Rancho Santa Margarita (92688) saw the median fall 7.1% to $842,500, per the Real Estate Data Aggregator. San Juan Capistrano (92675) slipped 5.1% to $1,400,000. Mission Viejo (92692) edged down 0.9% to $1,090,000. Those are real moves, not rounding errors, and they are worth knowing before you pick a number.

Buyers are still signing contracts

Even where supply grew, pending sales rose in most ZIP codes. In Capistrano Beach (92624), the Real Estate Data Aggregator counted pending sales up 76.5% from a year before. In San Juan Capistrano (92675), pending sales rose 26.8%. In Mission Viejo (92692), they were up 9.8%. Demand did not disappear. It just got more selective.

Mortgage rates are adding pressure for everyone

Realtor.com reported that mortgage rates topped 7% in September 2026. Redfin reported the weekly average rate at 7.32% for the four weeks ending October 25, 2026. At that rate, Redfin put the median monthly mortgage payment at $2,786. That cost matters to buyers here, even at South Orange County price points. It is part of why some sellers are cutting prices nationally.

Days on market: faster in most places

Most ZIP codes sold faster than a year ago. Laguna Beach (92651) cut its median days on market by 30 days, down to 69, per the Real Estate Data Aggregator. Laguna Hills (92653) dropped 23 days to just 32. San Clemente (92672) fell 18 days to 40. Not every home sold fast, but the trend is clearly shorter in most of South Orange County.

What this means for you

If you are a seller in a ZIP where supply grew, you are facing more competition. Pricing close to what similar homes actually sold for matters more now. If you are a seller where inventory shrank, you have a little more room, but rates at 7.32% (Redfin) mean buyers are watching every dollar.

If you are a buyer, more choice in some areas is real. In Aliso Viejo (92656), the Real Estate Data Aggregator counted 103 homes for sale and 3 months of supply. That gives you more time to compare than in San Clemente (92673), where supply sat at just 2.1 months.

In short
  1. Supply grew fast in a handful of ZIP codes and shrank sharply in others.
  2. Prices held in most areas, dipped a little in a few.
  3. Buyers are still signing contracts.
  4. The story depends heavily on which street you are on, not just which town.

One street can read very differently from the whole ZIP code. The numbers above are averages across thousands of transactions. Your home's style, condition and exact location all shift where it sits inside those ranges.
