Mortgage rates are high, but some parts of the market still move fast

Rates are the highest they have been in years. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is the number every buyer is working around right now. Even so, the Real Estate Data Aggregator shows that in two ZIP codes, 45.8% of homes went under contract within two weeks. The market is not standing still.

These numbers cover the three months ending August 31, 2026. That is the period behind every ZIP code figure below. Rates have climbed since then, so buyers today face a steeper payment than these sales did.

How fast are homes moving? It depends on where you look.

Speed varies a lot across Orange County. The Real Estate Data Aggregator counted the share of homes that went under contract within two weeks in each ZIP code. The spread is wide.

ZIP codes 92610 and 92672 tied at the top. The Real Estate Data Aggregator counted 45.8% of listings going under contract within two weeks in each. That is a strong result given where rates are. Not every ZIP code looks like this, though. In 92676, that share was just 12.5%.

In 92610, the Real Estate Data Aggregator counted a median of 35 days on market. Sellers there got 99.9% of list price on average. More than a third of homes sold above list. That happened even though the median sale price dipped 7.5% from a year before. Pricing matched the market, and buyers responded.

In 92672, supply tightened sharply. The Real Estate Data Aggregator counted just 2.7 months of supply. Homes for sale fell 29.1% from a year before. Fewer choices meant buyers moved quickly when something good came up.

92626: steady and still competitive

The Real Estate Data Aggregator counted 40.5% of 92626 listings going under contract within two weeks. Supply sat at just 2 months. Nearly 3 in 10 homes sold above list price. Days on market ticked 3 days shorter than a year ago. This ZIP code kept moving.

Where it is slower: what sellers need to know

Not every ZIP code is moving fast. That is worth saying plainly.

The Real Estate Data Aggregator counted 116 median days on market in 92676. Only 8 homes sold there in the period. No home sold above list price. Months of supply sat at 5. That is a different market from 92626 or 92610. Sellers there need a price that fits what buyers can carry at 7.40%.

In 92663, the median sale price fell 18.7% from a year before, the Real Estate Data Aggregator shows. Days on market were 68. Sellers got 95.4% of list price on average. Pricing discipline matters most when the rate environment is this tight.

Prices: a mixed picture across the county

The Real Estate Data Aggregator put the median sale price in 92660 at $3,650,000. That was up 30.9% from a year before. At the other end, 92676 came in at $812,000. Price direction was not uniform either. Some ZIP codes rose, some fell. 92603 climbed 27.9%. 92663 dropped 18.7%. Rates do not change every ZIP code the same way.

What the rate picture means for buyers right now

Freddie Mac put the 30-year rate at 7.40% as of October 15, 2026. The 15-year averaged 6.71% the same week. Realtor.com noted that rates surged above 7% for the first time since January 2025. That changes the monthly math on every home in this market.

Realtor.com also counted 20.8% of listings nationally taking a price cut in September 2026, the highest share since October 2022. That is a national number, not an Orange County count. But it tells you the pressure sellers everywhere are feeling.

In the fastest Orange County ZIP codes, buyers are still moving quickly. If 45.8% of homes in 92610 went under contract within two weeks, those buyers were ready. Pre-approval and a clear price range matter more when the market does not wait.

ZIP codes 92678 and 92617

The Real Estate Data Aggregator has no counts for ZIP codes 92678 and 92617. What we know about those parts of the market comes from the wider website sources above, not from local home counts.

One street can tell a different story

In short
  1. Freddie Mac put the 30-year rate at 7.40% as of October 15, 2026. Even so, the Real Estate Data Aggregator counted 45.8% of homes going under contract within two weeks in 92610 and 92672. Speed and price both depend on the ZIP code, and sometimes on the street.
  2. A home on one block can read very differently from the ZIP code average.
