More listings are giving some buyers more room in parts of South Orange County

The one fact that changes what you should do right now: mortgage rates topped 7% in September 2026, according to Realtor.com. That means your buying power is smaller than it was a year ago. Price your home to match what buyers can actually afford.

These numbers cover the three months ending August 31, 2026. That is the period the Real Estate Data Aggregator counted for each ZIP code in South Orange County.

Where more choices showed up for buyers

ZIP 92656 saw the biggest jump in new listings. The Real Estate Data Aggregator counted 154 new listings there, up 37.5% from the same months of 2025. Inventory rose 19.8% too, to 103 homes for sale. Supply reached 3 months. That gives buyers a little more time to compare before deciding.

ZIP 92624 also added listings. The Real Estate Data Aggregator counted 33 new listings there, up 57.1% from 2025. Homes for sale rose 34.6%, to 35. Supply reached 4.9 months. The median sale price was $2,035,000, up 10.9%. More choice, but still a higher-priced market.

ZIP 92677 added 230 new listings, up 20.4% from 2025, according to the Real Estate Data Aggregator. Inventory rose 4.2%, to 199 homes for sale. Supply held at 3.1 months. The median sale price dipped a little, down 1.9% to $1,422,500. More options, and prices edged back slightly.

Not every ZIP code loosened up

Some areas tightened instead. ZIP 92653 had new listings down 1.3% and supply at just 2.4 months, per the Real Estate Data Aggregator. ZIP 92691 had supply at 2.1 months. ZIP 92673 was the tightest: just 2.1 months of supply, and 54.5% of homes went under contract within two weeks of listing.

What rates mean for every ZIP code right now

CNBC reported the average 30-year fixed rate at 7.49% as of October 7, 2026. Redfin reported that 21.1% of U.S. sellers cut asking prices in the four weeks ending September 20, 2026. Realtor.com put price reductions in the South region at 21.6% of listings in September 2026. Those are national and regional signals. Your specific street may read differently.

Higher rates push some buyers to the sidelines. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a slower pace than many South Orange County ZIP codes saw on their own.

Speed: how fast homes moved in each ZIP

Speed varied a lot. ZIP 92673 had a median of just 25 days on market, per the Real Estate Data Aggregator. ZIP 92662 sat at 83 days. Not every home sold fast, and the gap between ZIP codes is wide.

Prices: a mixed picture across South Orange County

Most ZIP codes held or grew their median sale price. A few dipped. ZIP 92688 saw the steepest drop, down 7.1% to $842,500, per the Real Estate Data Aggregator. ZIP 92675 fell 5.1% to $1,400,000. ZIP 92677 slipped 1.9% to $1,422,500. ZIP 92692 edged down 0.9% to $1,090,000. Small dips, but worth knowing before you pick a number.

The bottom line for South Orange County

Some parts of this market gave buyers more room. ZIP 92656 and ZIP 92624 added the most listings. Other parts stayed tight. ZIP 92673 and ZIP 92691 had under 2.2 months of supply and fast-moving homes. One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the final word on your home.
