More listings are giving buyers more room in part of Primary Buy Box

The one fact that changes what a seller should do right now: Realtor.com reported that 20.8% of listings across the country had price cuts in September. That is the highest share since October 2022. When nearly 1 in 5 sellers nationally is cutting their price, buyers know they have options. That puts more pressure on your first number.
ZIP 92603 shows the same softer pattern locally. The Real Estate Data Aggregator counted 64 homes for sale there in the three months ending July 31, 2026. That is up 23.1% from a year before. More supply means buyers can compare, and sellers feel that.
Homes in 92603 are also sitting longer. The Real Estate Data Aggregator put the median days on market at 52, which is 24 days longer than a year before. Not every home sold slowly, but the middle of the market slowed down noticeably.
Prices in 92603 dipped a little too. The Real Estate Data Aggregator put the median sale price at $2,220,000, down 5.5% from the same period a year before. Homes still sold, 48 of them, up 6.7%. But sellers got less, and fewer homes sold above list price. The Real Estate Data Aggregator counted 14.6% selling above list, down 9.8 points from a year before.
The national picture adds context. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that mortgage rates topped 7% for the first time since January 2025. Higher rates make buyers more careful about price.
Not every part of Primary Buy Box reads this way. The Real Estate Data Aggregator counted 92610 moving faster, with a median of 36 days on market, 19 days shorter than a year before. And 92630 saw its median sale price rise 13.2% to $1,337,000. The market is not one thing across every ZIP code.

Pending sales in 92603 were up 32.6%, which shows buyers are still active. The Real Estate Data Aggregator counted 57 pending sales. That is an honest sign: demand has not gone away, but buyers are taking more time and using their options.
