Laguna Beach homes sold faster, but not every listing moved fast
The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted 96 homes sold in ZIP 92651 in the three months ending July 31, 2026, up 23.1% from the same months a year before. More homes sold, but that does not mean every home sold easily.
The Real Estate Data Aggregator shows the median home in Laguna Beach spent 62 days on the market. That is 11 days shorter than the same period a year before. So homes moved faster, on average. But the median is just the middle. Some homes moved much faster, and some did not move at all.
About 1 in 5 homes went under contract in two weeks
The Real Estate Data Aggregator found that 22.2% of homes in ZIP 92651 went under contract within two weeks of listing in the three months ending July 31, 2026. That share is up 14 points from a year before. For buyers, that means the right home can move quickly. A decision made slowly can mean a missed home.
At the same time, Realtor.com reported that 20.4% of listings nationally had a price cut in August 2026. Not every seller priced well from the start. That pattern shows up locally too.
Sellers got close to their asking price, but not all the way
The Real Estate Data Aggregator put the average sale price at 97.3% of list price in ZIP 92651. That is up 1.7 points from a year before, which is a good sign. But it also means most homes sold for a little less than the asking price. Pricing close to the market from day one still matters.
About 15.6% of homes sold above list price, up 5.3 points from a year before. That is a real gain, but it still means more than 8 in 10 homes did not get over asking.
The median price rose, and so did the number of homes available
The Real Estate Data Aggregator put the median sale price in ZIP 92651 at $3,349,500 in the three months ending July 31, 2026. That is up 8.9% from the same period a year before. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year in the second quarter of 2026. Laguna Beach outpaced that national number.
Homes for sale fell 21.5% from a year before, to 179. New listings rose 15.3%, to 136. More sellers are coming in, but overall inventory is still tighter than last year.
Mortgage rates are a real factor right now
CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That is a real cost for buyers. It also shapes what sellers can expect from the pool of people who can afford to buy.
